Cancellation Policy

Please read our refund and cancellation policy carefully. If you have any questions, please ask. Our Bed & Breakfast is a small Inn with only a few rooms; therefore, cancellations have a significant effect on our bottom line. Room cancellations must be made 14 or more days prior to your reservation for a full refund. Guest House reservations must be cancelled 30 or more days prior to your arrival date for a refund minus a $100 cancellation fee. Room cancellations made less than 14 days prior to your arrival date are considered a "late cancellation". We will make an attempt to re-book your reservation; however, if we are unsuccessful at re-booking your reservation, you will be charged the full price of your complete reservation. If we ARE able to re-book your reservation, you will be subject only to a $50 cancellation fee or a $100 cancellation fee if you are cancelling your reservation for the Guest House. If you have booked a reservation during a special event (bike weeks, races, shows, etc.) we ask that you provide us a 30 day notice prior to your arrival date. If we receive your request to cancel 30 days prior to your arrival date, only a $50 cancellation fee will be charged. If you cancel less than 30 days prior to your arrival date, the same terms apply as listed above regarding the "late cancellation".

Check Out: 11:00am A later check out may be available for an additional charge of $20.00. Request a later check out time when booking your reservation.
A minimum stay may be required to receive special room rates, packages, promotions, or during weekends, holidays, or special events.
Smoking in the mansion is strictly prohibited. Violations of our smoking policy will result in an additional charge of $200 when your stay is settled. Smoking is permitted outside in designated areas.
We realize that adults need time to themselves and a place to escape from young children. As we wish to provide a peaceful environment for all, we regret that we cannot accept children under the age of 14 as guests at The Villa.
Accomodations are for registered guests only.
All rooms are single or double occupancy only.
Valid government issued photo identification as well as a credit card or cash deposit are required to check in.
All rates are to be considered base rates. These rates do not include taxes. Taxes will be added to your total due at the time of payment.
All rates are subject to change without notice and all promotions and room rate specials are normally not available during holidays or special events unless otherwise stated.
